£190–£290/m²
Porcelain paving

£225–£340/m²

Paving costs in East and North London typically range from £150 to £320 per m² installed, depending on material choice, the scope of groundwork, and site access. Those figures include labour, materials, and waste disposal — the three things that make up every paving quote.
The calculator below uses the same pricing structure we use to quote jobs, so the estimate you get reflects what you'd actually pay — not a national average that ignores London labour rates.

Step 1 of 5
What type of job is this?
This has the biggest impact on cost — groundwork is a significant part of any paving job.
What Affects the Cost of Paving?
Every paving quote is made up of the same three things: materials, labour, and waste. Here's what drives each one up or down.
Material choice
Natural stone (Indian sandstone, limestone) is generally cheaper to supply than porcelain. Clay pavers cost more per m² because they are smaller units that take significantly longer to lay. The slab size, finish, and thickness all affect supply cost.
Groundwork scope
Full dig-out (excavate, MOT Type 1 sub-base, weed membrane, sharp sand bed) costs significantly more than relaying over an existing sound base. If your current patio is draining well and level, replacement saves money.
Garden access
A narrow side gate, long carry from the street, or a garden that can only be reached through the house adds labour time. Every paving slab, bag of sand, and bucket of spoil has to go in or out — access matters.
Cutting complexity
Straight edges around a rectangular area are quick. Diagonal laying patterns, curves, multiple cut-outs around drains or raised beds, and complex shapes all add time and increase waste material.
Area size
Larger areas are more efficient to price per m². Fixed costs (skip hire, site setup, travel) are spread across more square metres. Jobs over 40 m² tend to be better value per m² than small patios.
Waste disposal
A 6-yard skip handles around 22 m² of full dig-out spoil, or 35 m² of patio replacement waste. Skip hire is a fixed cost that becomes a smaller proportion of the job as area increases.

Common Questions
Is the estimate VAT-inclusive?
The calculator shows both ex VAT and inc VAT figures. All professional landscaping work in the UK is subject to 20% VAT if the contractor is VAT registered. Our quotes are always shown both ways so you can compare easily.
Does the price include the cost of slabs?
Yes. The estimate includes slab supply based on typical trade prices for each material type. If you want to supply your own slabs, the cost will differ — just mention it when we meet.
What if my garden needs drainage work?
Drainage is not included in this estimate. If your garden has standing water or poor natural drainage, additional work (linear drains, French drains, or soakaways) will add to the cost. We assess this on site.
How accurate is this estimate?
It's based on the same pricing structure we use to build actual quotes, so it should be close. Real quotes vary based on exact site conditions — things like soil type, depth of existing concrete, and access specifics that we can only assess in person.
